What does a construction manager actually do for me?
A construction manager (CM) acts as your expert representative throughout the project lifecycle — from initial planning through final closeout. We translate architectural drawings into actionable contracts, manage every trade contractor on your behalf, track budget and schedule daily, and catch problems before they become expensive surprises. Think of us as the executive running your project so you don't have to stop running your business.
Do you work with my existing general contractor or architect?
Absolutely. We integrate seamlessly into existing project teams. Whether you have a GC already selected or need us to lead a competitive bid process, we adapt. Our role is to represent your interests within whatever team structure you already have — or help you build one from scratch. We are architect-agnostic and work with AIA, design-build, and CM-at-risk delivery models.
How do you keep construction costs under control?
Cost control starts before a single bid goes out. We begin with a detailed owner's estimate, use competitive bidding with full scope documents to eliminate ambiguity, and audit every pay application against actual work in place. We maintain a real-time cost-to-complete ledger and manage change orders through a rigorous review process — nothing gets approved without written justification and your explicit authorization. Rigorous scope documentation, competitive bidding, and real-time cost-to-complete tracking keep projects on budget.
What size and type of projects do you take on?
Our sweet spot is capital projects ranging from $500,000 to $50 million across commercial, residential, industrial, and institutional sectors. We handle renovations, ground-up construction, tenant improvements, and infrastructure upgrades. For projects under $500K, our Pre-Construction flat-fee package delivers the most value. For projects above $50M, contact us to discuss a custom engagement structure.
Do you handle permitting and regulatory compliance?
Yes — under our Full Owner's Representative package, permitting coordination and inspection scheduling are included. We liaise directly with municipal authorities, prepare permit application packages, track outstanding approvals, and coordinate all required inspections through certificate of occupancy. For the Project Management tier, we advise on permitting strategy while the GC manages day-to-day filings. All tiers include verification that your contractors carry the licensing and insurance their contracts require.
