- Log in to Incfile.com and confirm the renewal invoice is available
- Verify that the registered agent address on file matches the SoS record (search.bisontract.delaware.gov)
- Process payment with Incfile — confirm the vendor's current annual rate at checkout
- Download and retain the renewal confirmation for your records
- Confirm with us by reply email once completed — we will mark the obligation current and reset the reminder for Aug 2027

Q2 2026 Review — Jul 5, 2026
These notes are the human review portion of the Estate-tier quarterly summary. A BOOJEE compliance team member reviewed the full calendar before this summary was prepared.
Q2 completions: All three Q2 obligations were completed on time by the client before their due dates. No penalties or late fees are indicated. Good standing confirmed for Dune Road Ventures LLC (FL) and Pinecrest Capital LLC (DE) via public SoS search as of Jul 5, 2026.
Upcoming priority — Pinecrest Capital LLC RA renewal (Aug 3): The Incfile RA renewal is 29 days out as of this review. Reminder was sent Jun 3 (30 days). A second reminder is scheduled for Jul 20 (14 days). The client should expect an invoice from Incfile directly — we recommend confirming Incfile's current renewal price as it has varied year to year. Escalation: if renewal is not confirmed to us by Aug 1, we will send a direct notification.
Flag for CPA — Delaware franchise tax: Pinecrest Capital LLC paid its Q2 Delaware franchise tax under the Authorized Shares method ($175 minimum). Client's CPA should confirm whether the Assumed Par Value Capital Method would result in a lower tax given current entity structure. This is flagged for CPA review — not our determination to make.
New entity check: Client indicated in the quarterly intake form that a new Wyoming LLC (name TBD) is being formed to hold a third rental property in Montana. This entity is not yet on the calendar. Once formation is confirmed, client should reply with the formation date and RA details so we can add annual report and RA renewal obligations. We will follow up via email on Aug 1 if we have not received intake for the new entity.
STR permit window — Palm Beach (Mar 2027): Both the Palm Beach County and City of Palm Beach STR permits renew Mar 31, 2027. The city renewal often requires a property inspection appointment, which can take 6–8 weeks to schedule in peak season. We recommend beginning the inspection request process no later than January 15, 2027. A reminder flagging this lead-time requirement will be sent Dec 15, 2026.
No changes to fiscal years, RA contacts, or insurance carriers were indicated in the quarterly intake form. Next quarterly review is due Oct 5, 2026 (within 5 BD of Sep 30).
