Do you help me find properties or just analyze them?

We're purely an advisory service — we don't source deals, represent buyers or sellers, or hold a real estate license. What we do is take a property you've found (or are considering) and run a comprehensive analytical report: financials, market comps, risk flags, and a plain-English recommendation. Think of us as the analytical brain before you go under contract.

How is this different from a real estate agent's advice?

Agents are paid on commission — typically 2–3% of purchase price — so their incentive structure is to get the deal closed. We have no commission stake. Our only product is an accurate, unbiased analysis. We'll tell you when a deal doesn't make sense just as clearly as when it does.

What markets do you cover?

We cover all 50 US states for deal analysis. Our market scoring database currently tracks 200+ metropolitan and sub-metropolitan areas. For the Portfolio Builder package, we'll identify your top 3 target markets based on your investment criteria, capital available, and preferred property class.

What information do I need to provide for a deal analysis?

We'll need the property address, listing price, estimated rent (or active leases if tenant-occupied), property type, and any known repair items. Our intake form walks you through it step by step. If you don't have all the numbers, we can pull market rent comps and list-to-sale ratios to fill in the gaps.

Do you offer ongoing advisory after my purchase?

The Portfolio Builder package includes 90 days of async advisory access — email and written Q&A — after your engagement. This covers refinance questions, second acquisition analysis, PM disputes, and anything else that comes up post-close. Deal Analyzer clients can upgrade to ongoing advisory at any time.
