Smart Home Security Consulting · Vendor-Neutral · No Lock-In
Home automation security
with no agenda.
ADT locks you into 3-year contracts. Vivint bundles hardware financing at $449+. Boojee Security is consulting-only — we assess your gaps, specify your estate security system, and manage the buildout. No preferred vendors, no hardware markup, nothing to sell you month two.
What's Your Estate's Risk Score?
Five questions. Sixty seconds. Know your exposure level before booking.
No spam. Just your risk report and our follow-up offer.
A Boojee security audit takes 90.
Most homes have at least three exploitable gaps before we even open a drawer: a camera blind spot at the side gate, a router broadcasting every smart device to the neighborhood, and a smart lock running a firmware version from 2021. One audit catches all three — before someone else does.
Audit. Design. Build. Yours.
Every engagement starts with an honest gap analysis — not a hardware catalog. You get a written plan with specific model numbers, no vendor agenda, and no obligation to buy anything through us. For full estate protection, combine with Boojee Maintenance to keep every system in your property running at spec.
Camera blind spots, access control gaps, network exposure, alarm architecture weaknesses — documented in a written report with specific findings. Same day or next business day delivery.
We give you exact product recommendations with model numbers and prices — sourced from the open market, not from a partner catalog. You buy directly. We don't markup hardware.
Buildout and Estate tiers: we manage vendor selection, installation scheduling, system testing, and handover. Every stage requires your approval before we proceed.
What every audit covers.
Our 90-minute assessment hits every layer of estate security — perimeter to network. Nothing gets skipped because it wasn't in the package.
Findings delivered as a written report — specific gaps, risk ratings, and exact remediation steps. Not a checklist checkbox. An actual plan.
The actual deliverable.
Not a summary email. A structured audit report with zone-by-zone findings, hardware recommendations, and a 30-day implementation roadmap — delivered same day or next business day.
Annotated floor plan identifying camera blind spots, unlit zones, and unmonitored entry vectors at the property perimeter. Each zone flagged with risk rating and recommended remediation.
Zone A (South Gate): No camera coverage on approach path. Motion-activated lighting absent on 22 ft section between gate and garage. Recommend: 2x Reolink RLC-823A + motion flood (ZONE-A-CAM-01).
Zone B (East Entry): Smart lock firmware 14 months out of date (CVE-2023-1847). Guest code #4 has not been rotated in 11 months (originally assigned contractor). Recommend: immediate firmware update + code audit protocol.
Vendor-neutral spec sheet with exact model numbers, current retail pricing, and purchase links. No affiliate markup.
| Zone | Current | Recommended | Est. Cost |
|---|---|---|---|
| South Gate | None | Reolink RLC-823A (2-pack) | $189 |
| Front Door | Schlage BE469 (2019) | Firmware update + code audit | $0 |
| Network / IoT | ISP router, flat network | UniFi UDM-SE + IoT VLAN | $399 |
| East Garage | Single keypad, shared code | Wyze Lock Bolt + individual codes | $99 |
| Perimeter lighting | Manual, 3 fixtures | Govee RGBW motion flood ×4 | $156 |
Color-coded risk rating per zone based on vulnerability severity, ease of exploitation, and current coverage. Red = immediate action. Yellow = address within 30 days. Green = acceptable.
Sample from a 4,200 sq ft estate assessment. Your report includes all zones, photo documentation, and a 30-day implementation roadmap.
Boojee Consult vs. the big names.
ADT and Vivint are product companies disguised as security companies. The consultation is a sales funnel. Here's the actual difference.
| Factor | Boojee Security | ADT | Vivint |
|---|---|---|---|
| Vendor alignment | ✓ Completely vendor-neutral — no brand partnerships | ✕ ADT-branded hardware required | ✕ Vivint proprietary ecosystem only |
| Recommendation basis | ✓ Best product for your property & budget | ✕ Best product in their catalog | ✕ Best product in their catalog |
| Ongoing contract | ✓ One-time fee — no recurring obligation | ✕ 2–3 year monitoring contract ($45–$60/mo) | ✕ Equipment financing + monitoring contract ($30–$50/mo) |
| Hardware markup | ✓ Zero — you buy at retail or wholesale direct | ✕ ADT hardware at ADT prices | ✕ Vivint hardware financed into monthly bill |
| Written deliverable | ✓ Findings report with model numbers & purchase links | ✕ Quote for ADT package | ✕ Quote for Vivint package |
| Works with existing systems | ✓ Designed around what you already have | ✕ Rip-and-replace to ADT compatible gear | ✕ Requires Vivint hub and sensors |
| Platform lock-in | ✓ None — your system, your choice | ✕ Locked to ADT monitoring for alarm response | ✕ Vivint app & cloud — ecosystem exit is painful |
What you actually spend over 3 years.
The monthly monitoring fee is how ADT and Vivint make most of their money. Run the 3-year math and the picture changes completely.
| Cost Factor | Vivint | ADT | Boojee Security |
|---|---|---|---|
| Setup & equipment | $1,999–$3,499 | $300–$600 | $898 one-time |
| Monthly monitoring | $45/mo = $1,620 over 3 yrs | $40/mo = $1,440 over 3 yrs | Your choice — $0–$25/mo |
| Contract lock-in | 60-month lock-in | 36-month lock-in | None |
| 3-year total | $3,619–$5,119 | $1,740–$2,040 | $898–$1,798 |
| Vendor lock-in | Yes — Vivint gear only | Yes — ADT gear only | No — best gear on the market |
Three tiers. No recurring contracts.
ADT and Vivint make their money on monthly monitoring fees. Boojee Security earns on consulting and buildout — one time, fully scoped, no renewal trap.

Every layer of estate security.
Coverage zone design, blind spot elimination, night vision specs, motion detection tuning, and local vs. cloud storage configuration — for indoor and perimeter cameras. We spec the right system for your property, not the one with the best affiliate rate.
Smart locks, keypad entry, time-limited guest codes, contractor access windows, and multi-building key management. Integrated with HomeKit, Google Home, or Alexa — or kept independent if you prefer.
Guest network isolation, IoT device segmentation, router hardening, and VPN configuration. The weak point in most smart home security is the network — we close it.
Door and window sensors, glass break detection, motion zones, and monitoring integration — designed around your property's actual layout, not a standard package.
Exterior lighting strategy, gate access systems, driveway detection, and perimeter camera placement. Deterrence and documentation at the property line — before entry.
We evaluate self-monitor, professional, and hybrid monitoring options for your property and usage pattern — and configure whichever you choose. No preferred monitoring partner, no kickback on the choice.
Common questions.
Do you install equipment?
It depends on the tier. The Security Consult ($298) delivers a written audit and vendor-neutral spec sheet — you implement it yourself or hire your own contractor. The Smart Security Buildout ($898) and Estate Security Command ($2,498) tiers include full managed implementation: we source installers, coordinate scheduling, oversee the work, and sign off on the system before you do. You never need to manage a single vendor call.
Are you affiliated with any security brand?
No. We have zero referral agreements, zero kickbacks, and zero preferred vendor partnerships with any security hardware company, monitoring service, or smart home platform. Our revenue comes from consulting fees and project management — not from the products we recommend. That's why we can recommend Ring one day and Ubiquiti the next, depending on what your property actually needs.
How long is the consult?
The Security Consult audit is a 90-minute walkthrough of your property — physical and digital. We assess all eight audit categories on-site (or via a detailed remote brief for properties we can't visit in person). The written findings report is delivered same day or next business day. Total time from booking to report: typically 24–48 hours.
What's in the deliverable?
You receive a written findings report with: a gap-by-gap breakdown of every vulnerability identified, a risk rating for each finding, specific product recommendations with model numbers and current retail pricing, purchase links so you buy directly, and a prioritized implementation roadmap. For Buildout and Estate Command tiers, the spec sheet becomes the build manifest — we execute against it.
Do you work with existing systems?
Yes — the audit starts by cataloguing what you already have. We design around your existing smart home platform (HomeKit, Google Home, Amazon Alexa, SmartThings, or standalone) and only recommend what genuinely improves your coverage. We don't rip and replace unless the existing equipment is a liability. Most properties keep 60–80% of what they have and fill the gaps.
What does "vendor-neutral" actually mean?
We have no referral agreements, kickbacks, or preferred vendor partnerships. We recommend what's best for your property and budget — you buy directly from the manufacturer or retailer, not through us. Our revenue comes from consulting and buildout management, not hardware sales.
How is this different from ADT or Vivint?
ADT and Vivint are product companies. They sell hardware and monitoring subscriptions — typically with 2–3 year monitoring contracts and proprietary gear that locks you into their ecosystem. We're consultants. We design your system using the best equipment for your needs, manage the installation, and hand it over to you — no ongoing contract, no platform lock-in.
Will this work with my existing smart home system?
Yes — the audit starts with assessing what you already have. We design around your existing platform (HomeKit, Google Home, Amazon Alexa, SmartThings) and recommend only what genuinely improves your coverage. We don't rip and replace unless it's the right call.
How long does a typical buildout take?
Security Consult: report delivered same day or next business day. Smart Security Buildout: 1–3 weeks depending on scope and hardware lead times. Estate Security Command: 3–6 weeks for multi-building or complex properties.
Do you recommend specific brands?
Yes — with model numbers, current retail prices, and purchase links. We don't hide behind "it depends" when the right answer for your property is knowable. After the audit, you get a specific spec sheet, not a vague category list.
